Colorado License Requirements
The Colorado Real Estate license law now requires that a candidate must be 18 years old, a US citizen, and successfully complete the six courses described in this section (a total of 168 classroom hours), pass the real estate broker’s examination, and submit the appropriate licensing application, including a CBI background check to the Colorado Real Estate Commission. There are three levels of responsibility for real estate licensees: associate broker, independent broker, and employing broker.
An associate broker must meet the above requirements and must be employed and supervised by an employing broker to hold an active license.
An independent broker must have two years of verifiable active real estate licensure, must pass or have pasted the state portion of the broker’s exam, and must submit the appropriate application to complete the change of license status. An independent broker is self employed and cannot employ other licensees.
An employing broker must have two years of verifiable active real estate licensure, must pass or have pasted the state portion of the broker’s exam, must complete the 24-hour Brokerage Administration Course, and must submit the appropriate application and proof of experience to complete the change of license status.
For more information about these requirements and/or the state exam, call the Real Estate Commission at (303)894-2166.

Date Adopted: July 1, 2024
- Purpose: This policy is in response to Colorado HB22-1049.
- Scope: This policy applies to all current and former students, excluding foreign students as defined in C.R.S. 23-1-113.5., who have an outstanding debt for tuition, room and board, or other financial aid funds owed to the School and request a transcript, diploma, or certificate. This policy also describes when a student may be subject to a registration hold.
- Policy:
- Individuals may be subject to a transcript, diploma, or certificate hold when such individual owes certain debts to the Northern Colorado College of Real Estate for tuition or financial aid funds. Individuals will be subject to such a hold when a scheduled payment by the designated due date, per the payment plan terms outlined in the Enrollment Agreement is not submitted as agreed. In general, the payment plan currently offered for the tuition of $1,250 is implemented as follows: $500 on or before the first date of class; $350 on or before the midterm date of the program; $350 on or before the last date of class. In the event an individual does provide payment in the form of good funds as agreed, that individual may be subject to legal action, including but not limited to collections or small claims court. If an individual is subject to such a hold, their transcripts, diplomas, or certificates will not be released unless an exemption applies as outlined in section 2 of this policy.
- Exemptions are granted for individuals who can demonstrate that the transcript/diploma/certificate request is required for one of the following reasons:
-
- Job application
- Transferring to another postsecondary institution
- Applying for state, federal, or institutional financial aid
- Pursuit of opportunities in the military or national guard
- Pursuit of other postsecondary opportunities
-
- Process and Procedure for Exemptions: Upon submission of a transcript/diploma/certificate request and documentation to verify an exemption, the School will review the request and make a determination regarding whether or not an exemption exists, as outlined in section 2 above. If it is determined that the individual has a valid exemption, the School will release the requested transcript/diploma/certificate. If the School determines that the individual does not meet the exemption criteria, the School will provide a written explanation of the denial of the request within seven business days.
- Registration Holds: Individuals will no longer be able to register or enroll for courses/classes if the program is beyond 15% of the course content and materials. Additionally, if an individual fails to make the minimum deposit of $500 on or before the first day of class, said individual will not be allowed to register or participate.
- Individuals have the option to establish a payment plan for an outstanding debt. An individual who wishes to establish a payment plan for a debt owed to the School should contact: Charity Vermeer, Owner, charityvermeer@gmail.com.
